Urban Estimation

Material Takeoff Services

Purchase-ready material lists for procurement, framing packages, and supplier quotes.

A bidding takeoff and a buying takeoff are different documents. When you are ready to purchase, square footage is not enough: the yard needs lengths, the supplier needs gauges, and your foreman needs the order to arrive in the sequence the job builds.

We produce material lists at order-level detail, formatted to match how your suppliers quote. Framers, drywall contractors, roofers, and builders use them to lock pricing before mobilization and to stop over-ordering from eating the margin the estimate earned.

Supplier-quote formatting

Lumber by length and grade, studs by gauge and spacing, sheet goods by size. The list goes to your yard as-is and comes back as a quote, with no translation step in between.

Phased to the build

Materials grouped by phase or floor so you can release orders as the job progresses instead of storing three months of material on site.

Waste called out, not hidden

Waste and lap factors are explicit per item. If you want to tighten or loosen them based on your crews, you can see exactly what to change.

Common questions

What trades do you do material takeoffs for?

Most volume is framing and lumber packages, drywall, roofing, siding, and flooring. If a supplier quotes it from a list, we can produce the list.

Can the takeoff match my supplier's quote format?

Yes. Send a past quote or order sheet and we will deliver in the same structure, which is usually the fastest path to locked pricing.

Do you handle plan revisions?

Yes. Revision deltas are typically turned around within 24 hours, showing exactly which quantities changed and by how much.

Have a project to price?

Send the plans and get a fixed-fee quote back within hours. See recent work in the portfolio or read how pricing works.
